  • HomeBuyer Surveys: Focus on urgent matters needing attention and not every detail of the property. Not suitable for properties needing renovation / major alterations. Includes:
    • General condition of the property & major faults in accessible areas of the building
    • Urgent problems that need inspecting by a specialist before contracts are signed
    • Test results for damp in the walls & woodworm or rot damage to any timbers
    • Condition of damp-proofing, insulation and drainage (Although drains aren’t tested)

  • Building Surveys: Comprehensive inspection survey of a building tailored to suit the property and a purchaser’s specific requirements. Examines all accessible parts of the property – purchaser can request areas of focus if there are specific concerns. Advised for:
    • Listed buildings, older properties and unusually constructed buildings of all ages
    • Buildings that have already had extensive alterations
    • Renovation properties or those with significant alterations planned
  • Building Surveys can include information on:
    • Major or minor defects possible implications and cost of repairs

Since 2012 the HSE has mandated that all residential landlords and letting agents acting on a landlord’s behalf must be able to prove that Legionella Risk Assessments have carried out and keep all records  for a minimum of 5 years.
